Nassau County can increase your assessment up to 6% per year, or as much as 20% over a 5 year period! Typically, Nassau County will increase the maximum every year, even if property values decline. Because Nassau County typically imposes the maximum increase allowed every year, your property taxes will never go down unless you file a grievance. They will only go up! Nassau County relies on a mass appraisal system that produces inaccurate values, and does not take into account all the individual characteristics of your home that are crucial to getting the assessment correct, such as inferior location and condition.
